One clarification on all this "work" we have to do on the house before the closing date. We are getting and FHA loan and not a conventional loan. This is for several reasons, but it is very common for first time homeowners right now to be using FHA loans. That being said, FHA is picky about what types of problems they will allow a house to have and still give the loan. These are actually very little things that we've had to do (move some buckets of dirt and now scrape off some paint) but FHA won't give us a loan on this house until these things are done. The bank has told us they won't do it as the house is "as is", so Micah and I have to do it if we want the house.
Our realtor, who we highly trust, assures us that this is normal for this type of situation. We have actually gotten lucky on a lot of things with this house. The bank countered back and forth on our offer and then they fixed the plumbing issues. This is not usual. Our realtor is the same one that Mike and Rach used to buy their house a few months ago. She has gone above and beyond in every situation. She has recommened to us contractors and other professionals that she and her extended family all use.
I know all of this sounds weird. It sounds weird to me too. I feel like I've asked the same questions over and over again trying to fully understand why it works this way. I hope this clarifies some of the questions some of you have been asking me. When I see our realtor tomorrow, I will be asking her more questions about this. I will let you know what I learn.

Our situation was similar, but since we were doing an FHA 203b...or k...or whatever it was...we were able to build the work that needed to be done into our loan. That was great since we had major things that needed to be fixed--like replacing all of the plumbing. :)
